Start With What You Are Seeing

Most plumbing calls start with a symptom, not a diagnosis. You do not need to know what is broken. Find the thing you noticed and start there.

Emergencies

If water is actively running or the house has no water at all, shut off the main first, then call or text. We answer day and night.

• Burst pipe. Water is coming in now. What to shut off, in what order, and why the pipe usually splits downstream of the ice.
• Frozen pipes. No water from one fixture after a cold night. How to thaw it without splitting the pipe.
• No water from the well. Nothing at any tap. Work the diagnosis from the cheapest cause to the most expensive.

Water Heater and Hot Water

• No hot water at all. Gas and electric split into two different checklists. Start with which one you have.
• Water heater leaking from the bottom. Where it leaks from decides whether it is a repair or a replacement.

Well Water

Wells are common in the rural mountain areas around here, and a house on a well owns the whole system from the well to the tap. These are the calls we get most.

• Well pump keeps turning on and off. Usually a pressure tank that has lost its air charge, and it is quietly killing the pump.
• Air spitting from the faucet. On city water it clears itself. On a well it is telling you something.
• Orange or rust stains in sinks and tubs. Iron, and the reason clear water still stains porcelain.

Drains and Sewer

• Toilet backing up. One toilet or the whole house? That answer changes everything.
• Sewage smell in the house. Often a dried out trap, which costs nothing to fix.
• Sink drains slow. Bathroom and kitchen sinks clog for completely different reasons.

Water Pressure

• Low water pressure in the whole house. Hot only, or hot and cold? That one test narrows it fast.
